Pre Construction
BSIM are able to review requirements of a client and collaboratively work with the professional team to produce a cost effective and robust specification and scope of works. In doing this we ensure that the correct sub contractors are engaged from a robust supply chain; this is key to ensuring a quality delivery once on site.
Delivery
Once on site BSIM are able to liaise direct with the sub-contractor ensuring a safe and quality delivery, monitor progress against programme and deal with any technical queries.
One of the biggest challenges on site is liaising and ensuring timely installation of the incoming supplies. BSIM have found through experience early engagement and agreement of dates for incoming supplies is key to successfully delivering any scheme.
Aftercare During Defects Liability Period
Ensuring a positive reactive response to any issues which arise during defects liability period and dealing with this quickly and efficiently will ensure the client remains satisfied and content with the delivery stage of the project. Regular meetings ensure the client is able to advise and discuss issues which have occurred since practical completion.
Early engagement with supply chain to design a cost effective solution which can be delivered and co-ordinated with the structure and finishes. Ensuring compliance with relevant British Standards and all other building regulations.
Commissioning Management
With the knowledge and experience BSIM believe we can act as an independent commissioning manager which is a requirement on most projects in order to achieve BREEAM credits on the commissioning of systems. The involvement will commence at contract award and continue through to successful verification and witness / sign off of all systems in line with the employers requirements.
Troubleshooting
BSIM can react and offer services to resolve difficult issues on site to ensure a resolution and final solution through to completion.
Third Party Verification & Validation
BSIM can offer to act as an independent verification service ensuring an unbiased and holistic view of issues arising on site. This can be direct or indirect for an end client or contractor / sub contractor.

ABOUT US
BSIM was set up in 2017 by Ian Marron who acts as the Managing Director of the business. In 2020 Ian’s wife Sarah joined the business to support the continued growth of the company. Ian has 35 years working within the construction industry for both MEP contractors and main contractors.
Sarah has held various roles within the construction industry but was a technical author at an electrical contractors where she gained experience relating to production of Operating and Maintenance manuals.

Following a review and subsequent understanding that there was a need within the construction industry for an interface between the main contractor and the MEP contractor. It was apparent that a number of issues arising on site between respective parties can easily be resolved by an intermediary with expertise working with both main contractors and sub contractors.
One of the core strengths within BSIM is the ability to solve complex technical issues on site. With over 35 years experience within the construction industry BSIM is able to approach problems on projects with a holistic and pragmatic approach ensuring the correct outcome for all involved.
